Needless to say, water is gold around here.  You will see ditch-riders walking the ditches to ensure that our lands continue to be nurtured and that water usage is properly meted out.  “Irrigated acreage” and “water shares” are common phrases in Western Colorado real estate. 

Our particular juxtaposition to the Grand Mesa, the adobes and the forks of the Gunnison River lends to particularly favorable weather.  While Delta maintains higher temperatures in the summer (upwards of 100 and sometimes better) the river is always cool!  Nights cool off considerably, what with our high desert status.  Cedaredge is around 1,000 feet higher than Delta, at an elevation of 6,100 and keeps a slightly cooler summer average in the 90’s.  Our winters are milder than many of our neighboring Colorado towns, with Delta receiving around 50 inches and Cedaredge receiving around 60 inches of annual snowfall.  If you’re needing some snow, it’s just a hop, skip and a jump up to the Grand Mesa, which boasted nearly 300 inches of snowfall this past season!  Snowmobiling playgrounds, cross country ski trails, back country areas for skiing and snowboarding, and Powderhorn Ski Resort will make for happy snow days.  Cozy lodges await you in the evening with a spot at the fireplace, a mug of cocoa and both locals and visitors from all over to meet and regale your day with.

By now, you may begin to understand how it is that such a tucked away little place in Delta County, Colorado seems to be found by so many.  This area, to some, is a dream realized, a place to retire, a safe haven.  To others, it is a fresh start, a surprise detour that became their home, a reasonable area to start a family or buy a first home.  Still others return to this nurturing area after moving away, returning to family and to memories, never finding another place that calls them back like this area seems to.  Whatever the case may be, we have a steady influx of people moving to the Surface Creek and Delta areas every year. 

​The sustainability of the area doesn’t necessarily come from strong job growth or wages.  By statistics alone, our area’s employment situation isn’t one to envy.  Somehow, between the waning coal industry and the feast-or-famine oil industry, the early-to-rise living of the farmer/rancher, the delicate orchards and vineyards that could be lost with one late freeze, not to mention the countless people who keep this area pumping, we as a community have made our voices heard, gotten creative in our ability to “make a life” and have sustained a beautiful, yet simple way of living.  And you’d be surprised at all the high-end homes that are tucked away around here, just another reason we are such an anomaly.  So whether you wish to have an off-grid cabin or a multi-million dollar spread, or anywhere in between, we’ve got you covered!  There truly is a little something for everyone, if only you have the eyes to see it.
