Whether it’s two or twenty acres, some folks just want more elbowroom. But as soon as you get out of town, prices go up. It is just about impossible to find a place with any acreage for under $400,000 and if you want much of it irrigated, you’d better figure on significantly more depending on the location, size and quality of the home and other improvements.
Once you get past forty acres it is okay to start using the word ranch, depending on the water and use.
